Project Overview
Modera Clarendon is a significant multi-residential development located in the dense urban center of Arlington, VA. Completed in 2023, the project was designed under the architectural guidance of Torti Gallas Urban. The development was conceived to offer modern, upscale residential living complemented by sophisticated common areas. The design emphasizes connectivity with the surrounding vibrant neighborhood through transparent architectural elements. It stands as a contemporary addition to the Arlington cityscape, blending residential units with ground-floor activation.
Our Contribution
We were engaged as the specialized glazing contractor to execute critical exterior and interior scopes. Our primary responsibility involved the complete fabrication and installation of the ground-level storefront systems. Concurrently, we managed the supply and installation of extensive interior glass partitions throughout amenity spaces. Our team collaborated closely with Torti Gallas Urban to ensure all glazing met their exacting design specifications. We handled the entire lifecycle of these glass packages from initial engineering to final field glazing.
Key Features
The project is defined by expansive exterior storefront glazing that maximizes street-level transparency and engagement. Inside, frameless glass partitions are used extensively to define amenity zones without sacrificing open sightlines. High-performance insulated glass units were utilized on the facade to ensure optimal thermal efficiency for the building. The interior glazing incorporates acoustic properties to manage sound transfer in active communal resident lounges. Sleek, minimalist metal framing was employed throughout to complement the contemporary interior design aesthetic.
Challenges and Solutions
Managing logistics and material staging in the congested Arlington urban environment was a primary challenge. Solution: We implemented precise, just-in-time delivery schedules closely coordinated with site management to avoid congestion. Ensuring the precise fit of large-format glass partitions within tight interior construction tolerances was critical. Solution: Detailed field surveys and laser scanning verified dimensions prior to fabrication to ensure successful installation. Adjusting to compressed project schedules required high-efficiency workflows to meet turnover deadlines.
